LOCATION:  The subject property is in a sugar milling town called Darnall which is a small town located in the Ilembe District Municipality within the Kwa-Zulu Natal province of South Africa.  It is situated approximately 1 hour's drive from Durban's central business district.  The town lies just inland from Zinkwazi Beach and is nestled between Blythedale Beach and the mouth of the Tugela River.  The area offers limited supply of amenities.  Most of the essential amenities such as hospitals, good schools, shopping centres etc are in the neighbouring town namely Stanger which lies in about twenty-five kilometres to the south of Darnall.  The area offers good accessibility to the N2 highway and the arterial routes.

 

IMPROVEMENTS:
The subject property (Portion 21 & Portion 58) comprises two erven with 5 residential dwellings to be sold as one lot.  Four out of the five buildings have been vandalised and have no roof coverings.  The properties are in a dilapidated state.

  • House 12:  Freestanding single storey dwelling with detached single garage and staff quarters.  The dwelling seems to be in good condition.
  • House 08:  Freestanding single storey dwelling with detached outbuilding.  Incomplete renovation work in main building.  A large portion of this building has been demolished.  There is no roof covering or plastering.  The outbuilding is in tact and in fair condition but requires maintenance.
  • House 01:  Freestanding single storey dwelling with detached outbuilding in a dilapidated state with no roof covering, windows or doors.
  • House 06:  Freestanding single storey dwelling with detached outbuilding which are both in a dilapidated state with no roof covering, windows or doors.
  • House 07:  Freestanding single storey dwelling with detached outbuilding which are both in a dilapidated state with no roof covering, windows or doors.

Building structures seems to have been compromised and technical engineering assessment is recommended.  There is sufficient parking available for each of the dwellings.

10% Deposit & 5% Auctioneers fee (Excluding VAT on fee); Payable on the fall of the hammer by means of  EFT only. Balance payable within 30 business days after acceptance.

A R25,000 registration fee payable by EFT is required to register together with ID & FICA documents.  The registration fee is refundable should you not be the successful bidder.

  • Proof of residence no older than 3 months 
  • Letter of authority from spouse (if married in community of property)

COMPANY: 

  • Company Registration documents 
  • Resolution signed by all Shareholders authorising bidder 
  • Copy of all Shareholders/Directors ID 
  • Proof of Company Address - not older than 3 months 
  • Company Tax Clearance Certificate 

TRUST: 

  • Trust Registration documents 
  • Resolutions signed by all Trustees authorising Bidder 
  • Copy of all Trustee’s IDs 
  • Proof of Trust Address not older than 3 months 
  • Trust Tax Clearance Certificate 

All relevant documentation will be required for registering on behalf of a Non-Profit Organisation as follows: 

  • Valid certificate of registration as a non-profit organisation/welfare organisation (NPO Certificate) 
  • Section 21 company registration documents 
  • Resolution signed by all directors/office bearers authorising bidder 
  • Copy of director’s/office bearers ID’s 
  • Proof of Organisation’s address not older than 3 months 
  • Organisation’s Tax clearance certificate/Public Benefit Organisation certificate (PBO Certificate) 

 

PLEASE NOTE: All Resolutions must be completed correctly or they will NOT be accepted. They must AUTHORIZE the bidder to BID ON BEHALF OF as well as SIGN ANY AND ALL DOCUMENTATION REQUIRED to pass transfer.
